Gate & Building Entry Locks
Someone pried at the gate latch overnight, and now the strike plate hangs by one screw and the cylinder spins loose in its housing. The gate still closes, technically, but a firm shoulder is all it would take to open it from outside.
Gate & Building Entry Locks
In plain words
A building outlives its tenants, and every move-out that skips a rekey leaves one more key in circulation that nobody living there today can account for. This service treats that turnover as routine business: the shared entry's cylinder is rekeyed to a fresh combination, new keys are cut for everyone who currently needs one, and any gate on the same property that should share that key is brought along to match. What used to be an open question about who can get in becomes a short, current list.
How the visit goesEvery time the courtyard gate closes, it slams hard enough to rattle the fence panels, and the deadlatch never quite drops into the keeper before the spring yanks it the rest of the way. One good gust of wind and it bounces right back open.

How the visit goes
Weather exposure and corrosion
A gate lock lives outside in every season, so the assessment looks specifically for what weather has already done to it: pitting on the cylinder face, a stiff plug that hints at rust inside, green corrosion around a padlock shackle, or a closer that has started to weep hydraulic fluid. Ground-level hardware near a driveway or walkway gets checked especially closely, since de-icing salt collects there over winter. What this turns up decides whether the existing hardware can be cleaned and lubricated or whether weather has already gone past what maintenance alone can address.
Resetting the strike and keeper
With the gate or door's adjusted position confirmed, the strike or keeper is repositioned, shimmed or deepened so the latch or bolt has a clean, full throw into it. On a wooden gate post this can mean moving the keeper's screws to fresh wood; on a metal frame it can mean elongating or relocating the mounting holes. The goal is a strike that lines up with the latch across the gate's whole range of motion, in damp weather and dry, rather than only on the one afternoon it happened to be tested.
An electronic entry tested as one system
Where the entry includes a buzzer, keypad or electric strike, you see it worked before the locksmith leaves: the intercom releasing the door on a buzz, the keypad accepting a code, and, where the installed lock includes one, the mechanical override key turning cleanly as a backup. Batteries or settings that were touched during the visit are confirmed, and, if a backup key exists, you are shown where it lives so it is not lost track of. An entry with both a working backup key and working electronics now has two independent ways to open it, worth keeping in mind the day the power or the app misbehaves.

What affects the quote
Same fees day, night or weekend
1Access to the gate or entry
A ground-level gate on an easy driveway is straightforward. A shared building entry behind a locked lobby, a gate at the far end of a long property, or awkward scaffolding around the hardware adds time the quote takes into account.
2Electronic components on the entry
A buzzer, keypad, electric strike or maglock adds its own diagnostic and testing time beyond the mechanical lock itself, and any electronic part that needs repair or replacement is priced as its own line.
3Corrosion or damage already present
A cylinder that is merely stiff is a lighter job than one that is visibly pitted, seized or cracked from years of weather exposure, and the quote reflects whichever condition the hardware is actually found in.
Gate & Building Entry Locks: questions
If the lock gets replaced, can the existing intercom or buzzer stay?
In most cases, yes. The buzzer, keypad and intercom are generally separate from the mechanical lock or cylinder, so replacing the lock itself does not usually mean replacing the electronic side too. Where the two are connected, such as an electric strike wired to the same frame as a new mechanical lock, the locksmith checks the fit and wiring before starting so the electronic system keeps working once the new hardware is in place. Anything that would need to change is explained beforehand.
What actually happens during a gate or building entry lock visit?
The locksmith first watches the gate or door move and checks the hardware fitted to it, then works out whether the issue sits in the lock, the closer, the hinges or the alignment of the frame itself. Whatever combination is found, the relevant piece is adjusted, rekeyed or replaced, and the whole assembly is cycled repeatedly afterward to confirm it closes, latches and locks the same way every time. Any keys involved are cut and tested before the visit is considered complete.
Should I choose a padlock or a built-in gate lock for a new gate?
A padlock through a hasp is simple to fit to almost any gate and easy to rekey or swap later, which suits a gate that gets occasional use or belongs to more than one type of user, such as a shared laneway. A built-in gate lock with its own latch and cylinder tends to suit a gate used daily, since it operates with one motion instead of fitting and removing a separate padlock each time. Either can be paired with a closer if the gate should shut on its own.
